Pricing & Services Offered
Premium Monthly Home Caretaking - $150.00 monthly
This plan is a thorough once-a-month inspection covering the interior and exterior of your home, as well as the exterior of your boathouse and any outbuildings. We'll perform an initial walk-through with you to create a checklist of your expectations. You'll receive a report detailing each month's caretaking service, and digital image files of any areas of concern. This premium service includes:
- Inspecting the area around your home, boathouse and outbuildings for obvious weather or vandal damage.
- Potential maintenance issues, such as clogged gutters or downspouts, mold, or standing water will be reported.
- Exterior lighting will be checked for operation and replacement bulbs installed if necessary.
- The immediate landscape will be checked for condition and potential issues such as erosion, pests, or overgrown shrubbery that is too close to the home.
- The home's interior will be inspected for visible damage caused by water or pests. Under-cabinet plumbing will be inspected for leaks.
- Each toilet will be flushed and water will be run in each sink and tub so the vapor trap operates properly.
- Heat/AC thermostat will be checked and adjusted to your desired setting.
- All the home's windows and doors will be checked to confirm they are locked.
- Boathouse and outbuilding doors and windows will be checked to confirm they are locked.
- Unwanted mail, fliers and newspapers will be collected and discarded.
- Vehicles, including golf carts, will be started to maintain battery charge, if requested.
- HVAC filter will be inspected and replaced with an owner-supplied filter, if needed.
- Whole-house and refrigerator water filters can be replaced on a regular schedule. (Owner-supplied)
- Salt can be added to water softener, if needed.
- Exterior dryer vent outlet will be checked, and any blockage removed.
- Leaves and debris will be cleared from entryway and immediate parking area.
* In addition, Premium Monthly client's homes will be checked for no additional charge after severe weather events to alert you of any damage.
* We generally recommend the well pump's power be turned "off", and blinds closed when away for extended periods of time. Your water heater can also be turned off to conserve electricity usage.
We can also customize caretaker services for your specific needs.
Additional Services
We know you don't want to spend your valuable time up on a ladder, cleaning, grocery shopping or checking your Honey-Do list. We have built relationships with a number of contractors that can provide services to ensure you get more time to enjoy your vacation at Lake Anna.
Weekend Arrival & Concierge Service
Services range from as simple as clearing debris from decks and walkways, or it can be as extensive as stocking your refrigerator and kitchen.
Cleaning Services
Your home can be spotlessly cleaned by a trusted contractor prior to your arrival. Prices vary by home.
Landscape Services
Lawn-mowing service, grounds maintenance, design and install services can be arranged via a trusted local contractor. Estimates can be customized for you.
Photographic documentation of valuables for insurance records
During my time working forensics I had quite a bit of experience working with insurance companies. Proper documentation of your property is necessary. I will professionally photograph your home's interior, with emphasis on items you specify, including serial numbers of valuable electronics.
Handyman Services
Some maintenance or repairs require a specialized contractor, but others are perfectly suited to a handyman. An estimate with a trusted contractor can be scheduled.
Project Management or Liaison
When you do need a professional contractor, I can be your liaison and report back to you their progress. Do you want to spend a vacation day to meet the cable tech, an electrician or plumber?
